In the know: Troy McKellar, Troy McKellar Real Estate Gulgong

In this edition of In the Know, our Conveyancing solicitor Emily Thorn sits down with Troy McKellar of Troy McKellar Real Estate. Troy’s office is based in Gulgong and he and his team service the entire Mudgee region.

Troy agrees that the property market across the Mudgee and Gulgong region has seen a significant increase in prices recently, and he has some top tips for those who are thinking that now could be the right time to sell.


The first step, Troy says, is to contact your local real estate agent to carry out a market appraisal. The agent should be able to show comparable sales to justify their market opinion. They should also explain the process of selling, including preparing and signing an agency agreement and contacting a conveyancer or solicitor to get the contract of sale prepared.

When we asked if there’s a risk of vendors losing out on record prices by being complacent, Troy admits that there is no sign of the market slowing down just yet, but each property is assesed on a case-by-case basis.


Troy advises that doing a little research into the current market is key when deciding how much work to put into your home before listing it for sale.

“Styling and sympathetic renovations like paint and flooring make a big difference, but major renovations could take too long. Sellers would be better off to just price the property accordingly.”

It's all in the presentation. He believes that the biggest mistakes vendors make in preparing their houses for sale is not doing enough to improve the presentation of their property. Take the time to declutter and have the property as neat as a pin to attract the right buyers.

“Declutter and clean, clean, clean. Don’t give a buyer any reason to want to discount the price because something is not finished or needs replacing.”

Finally, Troy confirms what we’re all seeing: the market in Mudgee, Gulgong and surrounds is booming.

In his 12 years in real estate, this is the best market the region has seen.
